Instructions from abroad are taken on a complete title set: the registered deed or allotment, the latest mutation or electricity/water record, a site photograph dated, and a note of who is in possession. A WhatsApp family tree is not title.
A power of attorney for court or for a sale must be executed as the Registration Act and the forum require — often attested abroad and stamped on arrival. A scanned ‘POA’ without that chain is a delay, not a shortcut.
Partition, a daughter’s share after 2005, and a grandson’s claim through the mother are questions of the Hindu Succession Act and of the papers, not of a voice note. Liaisoning at the sub-registrar, the municipal desk, or the revenue record is part of getting the file ready for a plaint or a compromise.
